One leak is an event. The third leak in the same system inside a year is a pattern, and each repair after that buys less time than the one before it. A repipe is right when the pipe itself is failing, not when one fitting gave out. Insurance pressure is making that call louder in Baldwin County this fall.

When does another leak repair stop making sense?

Plumbing does not age in one spot. The supply lines in your Foley or Daphne house went in at the same time, out of the same material, and have carried the same water at the same pressure since. They degrade at the same rate everywhere.

So the spot that leaked was not the weak link. It was the first to cross the threshold, which is why the next failure lands somewhere you have not opened yet.

Why is your insurance agent asking what your pipes are made of?

Carriers in coastal markets have grown more particular about aging supply pipe, and Baldwin County homeowners are meeting that at renewal, even on houses with clean claim histories.

We are plumbers, not insurance agents, and we will not tell you what your policy says or what any company requires. That varies by carrier, policy and property, and your agent is the authority. What we can give you is the questions: what pipe material is on file for your address, does material or age factor into renewal on a home like yours, and would documented replacement change anything.

What actually fails on this coast, and where does it hurt most?

Attic and ceiling runs in condos. Customers describe finding old or bad PEX pipe in a condo attic, the worst-case location here. Water runs downhill, so it lands on the ceiling of the unit below, and your plumbing problem becomes an HOA and two-policy insurance problem in an afternoon.

Crawl space homes. Much of the new pipe runs from underneath, so there is less interior finish work. On scope: we replace the plumbing under your house, but encapsulation, vapor barriers and piers are a different trade. And if the bill climbs while nothing indoors is wet, start with signs of a hidden underground leak.

Second homes. The risk is not that failure is likelier, it is that nobody is there to shut the water off. In an empty Fort Morgan house or an off-season Perdido Beach condo, a failure runs until someone walks in, which is why reopening a seasonal home deserves a careful first hour.

How does a hard freeze push marginal pipe over the edge?

A freeze does not test one pipe. It tests the whole system at once.

Per NWS Mobile, Lillian, Foley and the Elsanor area recorded roughly 10 inches of snow on January 21, 2025, and Mobile fell to 6°F the next morning. On November 11, 2025, Mobile set a record low of 28°F, 21 degrees below normal for the date. Note that second date: November, before anyone here winterizes.

What does a whole house repipe actually involve?

The fear is always the walls.

It starts with a survey, not a quote. Someone has to see the material, the routing, and what access exists through attic, crawl space, closets and cabinets. The openings that follow are deliberate and small, placed at fixtures, valves, tees and wall penetrations, and the work is usually staged in sections so the house keeps some water throughout.

Ask two things before signing. Is drywall repair in the scope, and does that mean patch only, or patch plus texture and paint? That is the usual gap between what a homeowner pictures and what the contract says. And are you staying in the house, with which fixtures live overnight? Customers have described being without water for two days elsewhere, so settle that in writing.

When is a repipe the wrong call?

Often enough that we will say it plainly: a shop recommending a whole-home repipe off one leak, without diagnosing anything, is overselling you.

A single failure at a fitting. One bad joint, one crimp that was not set right, one failed valve. That is a repair, and it says nothing about the rest of the house.

A localized run. Sometimes one stretch is the problem: a line through an exterior garage wall, or a bathroom group added later in another material. Replace that section alone.

Sound pipe with a pressure problem. High incoming pressure or a failing pressure regulator causes repeat fitting leaks, banging pipes and short fixture life, and it looks like failing pipe. Correct the pressure or you will repair the new pipe too.

A home you are selling imminently. A targeted repair plus honest disclosure is often the more sensible path, and it lets the buyer make their own call.
