Is the water in Orange Beach and Gulf Shores hard enough to scale a tankless unit?

Almost certainly not, if you are on municipal water.

Published water quality reports put Orange Beach near 0.6 grains per gallon, Daphne near 1.9 and Fairhope near 1.7. The USGS hardness scale calls anything under 3.5 grains per gallon soft, so coastal Baldwin County sits well inside soft territory, not near the line.

That follows from the source. USGS describes the sand and gravel aquifer under coastal Alabama as low in dissolved solids, ordinarily under 50 milligrams per liter. Water moving through sand does not pick up much calcium.

Check your own utility's annual report before treating any number as gospel for your address. Sources get blended, and a condo may be on a different system than the house two streets over.

If it is not calcium, what is actually fouling my tankless unit?

Three things, and national tankless content skips all of them.

Iron. USGS reports dissolved iron in this aquifer as locally objectionable, measured as high as 4,300 micrograms per liter. Iron does not form the chalky white crust in the manual photo. It leaves a reddish film and sludge, stains fixtures, and narrows the small passages inside a heat exchanger.

Sediment. Fine sand and grit are constant on a coastal system, especially after a main break, hydrant flushing or a storm. Sediment blinds the inlet screen filter first, and most homeowners have never been shown that screen. A clogged one looks exactly like a failing unit: weak flow, temperature swings, error codes.

Acidic, low-alkalinity water. USGS puts pH in this aquifer typically around 6.0 and locally as low as 4.5. Mildly acidic water with little buffering is aggressive toward copper and steel. It does not plug your heat exchanger, it thins it.

Different mechanism, different deposit, different service. The interval stays.

Coastal municipal water vs private well water inland

What does a proper tankless flush actually involve?

More than circulating solution and leaving.

The technician isolates the unit at its service valves, connects hoses to the hot and cold ports, and pumps descaling solution through the heat exchanger loop for the period the manufacturer specifies. Then the loop is rinsed, valves returned to normal, and the unit fired and verified.

The skipped steps matter more here. The inlet screen comes out and gets cleaned, because on our water it usually carries more sediment than the exchanger carries scale. On a condensing unit, the condensate trap and drain get checked, since condensate is acidic and a clogged trap backs it into the cabinet. Burner, venting and gas connections get inspected, and fault history gets pulled off the control board. An intermittent code tells you more than a clean exchanger does.

Why isolation valves are the install detail nobody mentions

Tankless units are meant to be installed with isolation valves, also sold as service valves or a flush kit. They are quarter-turn valves with hose ports built in, and they let the unit be isolated and flushed in minutes.

Plenty of units in Baldwin County went in without them, usually on a tight budget or a fast swap. Then maintenance stops being routine. The unit has to be partly disassembled, or the supply lines cut and re-piped, which turns a scheduled service call into a much larger job.

Water chemistry is only half the story on the coast.

A unit in a Gulf Shores garage with the door open all day, or mounted on an exterior wall in Orange Beach facing the Gulf, lives in salt-laden air an identical unit in Robertsdale never sees. Cabinet fasteners and sheet metal streak with rust. Vent terminations and screens corrode and restrict. Gas connections and electrical terminals bloom chalky white or green at the joint.

None of that is scale, and no descaling solution touches it. It gets caught by someone inspecting the outside of the unit, not just circulating cleaner through the inside.

When flushing is not the answer

Maintenance is not always the right recommendation, and we would rather say so.

If the unit is old enough that you are already weighing repair against replacement, descaling can be money spent on a decision you have half made. A heat exchanger corroded past a point does not come back with a flush. Once a technician finds a leaking exchanger, a fault that survives a proper cleaning, or corrosion through the cabinet into the burner assembly, the honest conversation is about replacement.

The other case is undersizing. If two showers at once go cold, or the kitchen tap drops the shower temperature, flushing was never going to fix it. That is a capacity question. A unit sized for one fixture at a time behaves that way no matter how clean it is.

Anyone quoting a descaling service without asking which of those three situations you are in is selling, not troubleshooting.

Without isolation valves the unit cannot be flushed normally, so maintenance requires partial disassembly or re-piping.
