What to Do When Water Stains Appear on Your Ceiling

Discovering a dark brown water stain spreading across your ceiling is a stressful experience for any homeowner. In Foley and the surrounding coastal areas, these stains are rarely caused by a roof leak alone. Very often, the source of the problem is located in the attic space directly above the stain.

Common Causes of Ceiling Water Stains

While a plumbing pipe leak is always a possibility, the most frequent culprit during our hot, humid Alabama summers is the HVAC system. Air conditioners produce a significant amount of condensation as they remove humidity from the air. This water collects in a primary drain pan and flows outside through a PVC pipe.

If that primary drain line becomes clogged with algae, dirt, or debris, the water backs up. It then overflows into the secondary drain pan. If the secondary pan is rusted, improperly installed, or also clogged, the water has nowhere to go but down through your ceiling drywall.

Immediate Actions to Take

If you notice a spreading water stain, act quickly to minimize property damage:

  1. Turn Off the AC: If the stain is located beneath your attic HVAC unit, turn off the air conditioner immediately at the thermostat. This stops the production of new condensation.
  2. Protect Your Floors: Place a bucket or tarp under the stain to catch any dripping water.
  3. Do Not Pierce the Drywall: While some sources suggest poking a hole to drain the water, this can cause the saturated drywall to collapse entirely if you are not careful.

Resolving the Source of the Leak

Clearing a severely clogged AC condensate line or repairing a damaged drain pan requires professional attention. Attempting to clear the line with compressed air or chemicals can damage the PVC piping or the evaporator coil.
